How We Work
An unhurried process.
Most of our clients work with us over six to twenty-four months. Here is what happens during that time.

The first conversation.
A long, unhurried meeting — usually at our office or a tea room of your choice. We learn about your family, your work, the rhythm of your week. We do not show properties at this meeting.

Brief & shortlist.
Over the next two to four weeks, we build a brief and present three to five properties — most never publicly listed. We arrange private viewings at your convenience.
03
Negotiation & due diligence.
Once a home resonates, we negotiate quietly with the seller. Our legal team verifies title, encumbrance, RERA, and tax history before any token is paid.
04
Documentation & registration.
Sale deed drafting, stamp duty calculation, registration paperwork — all handled. We attend the sub-registrar's office with you on registration day.
05
Handover & beyond.
Keys, utility transfers, society introductions, architects, interior partners, and stewardship. Most of our clients stay in touch for life.

How do you charge for your services?
We charge a standard brokerage of 2% (plus GST) of the transaction value, payable on registration. For lease transactions, our fee is one month's rent. For long-form acquisition retainers (typically ₹2 lakh per quarter), the fee is adjusted against final brokerage. No advance payments. No engagement fees.
Why are most of your properties not listed publicly?
Roughly 98% of our inventory is off-market — meaning the seller has expressly requested privacy. Many of these are family homes, succession sales, or estate dispositions where the owner prefers vetted introductions over public marketing. This is also why our buyers find homes others cannot.
Can NRIs purchase property through Meridian?
Yes. We have completed transactions for non-resident clients in 22 countries. Our team handles FEMA compliance, power of attorney drafting, NRE/NRO account setup, remote viewings (via video walkthroughs), and registration through your appointed representative. Most NRI clients fly in only once — for the registration ceremony.
How long does the process typically take?
From first meeting to registration, our clients average eight to twelve months. Some find their home in three months, others take two years. We do not rush, and we have no monthly targets. The right home arrives when it arrives.
Do you handle legal verification yourself?
We work with an in-house empanelled panel of property lawyers (six firms across India). Title searches, encumbrance certificates, RERA verification, and society NOCs are completed before you sign any token. Their opinion is shared with you in writing — and is fully indemnified.
What's the minimum transaction size you typically work with?
Our focus is on properties priced above ₹3 crore. Below this threshold, we may refer you to colleagues who specialise in that segment. For leases, we work on tenancies above ₹1.5 lakh per month. These thresholds reflect the depth of work we invest in each client.
